good grief a house of the similar square footage here (note it would also have a basement, which I understand a lot of houses in the US do not) would be listed at about $290,000 or more.

Ha. I thought the price was high. That house here would be around $100,000. It looks well-maintained so maybe even $120,000.

The listing looks really good. The additional pictures are good to have to. Is there a way you can post at one more pic of your back yard? For me when I was looking at homes, if there were pics of the yard (front and back) it would be more of a benefit, but hey, I might be a little bias because I'm a landscape architect (in-training) and like to see the entire house (the structure of the house AND the land it sits on!)

Oh and a house that size in the city I grew up in So. Cali would be well over $450k. $600k if I were living in Orange County still. Here in Phoenix maybe around $250-275k.

Are you listing your price at what the market is or are you listing a little lower or higher? Just curious.

When my brother and his wife listed their condo, they looked at four other condos in their complex that were also for sale. The price they listed their condo was in the literally in the middle of the asking prices for the other four. They figured with all the work they did, they could get more than a couple of the units listed, but they also didn't want to ask for too much in fear that it wouldn't sell.

They listed their house last month and within a couple of weeks, it sold. They now just moved into a single family home. (And the cost of their condo when the bought, when the sold it and the cost of the house they just bought are all more expensive than the listing price of your house in FL! So. Cali is just too damn expensive!!!!)

It's actually a little higher than market rate. However, it's not an unfair price. I also have some time so if we have to lower it later... so be it.

And yeah, my yard is actually one of the best features!!! The realtors took a photo, but it didn't get in the listing. I'd rather they take out the master bedroom photo and replace it with a backyard photo! We have a screened porch, a stone patio, a koi pond and a HUGE fenced yard. Best feature!!

Mollyme, that's why we're moving there!!!! LOL!

It looks a lot bigger than 1300 square feet. I highly suggest getting the backyard pics up asap.

How long are houses staying on the marktet back there?

That looks great!! It's amazing how if you pick up that same house and plop it all over the US, that price would fluctuate so much going from one extreme to the other.

Just a thought on the price. This being more of a buyer's market now, you might be better of pricing at market or slightly below as a 'motivated seller.' If you are priced above market and the house sits for a while, it might become harder to sell later on even if you lower the price. People are going to wonder why a house sat for a long time without selling and get spooked.

Yeah, yeah. I also can't sell for much lower than that. Well, a little lower, but not a lot. So I'd rather they bargain me down from that price (which like I said isn't unreasonable at ALL for the area and for what my house is offering). And if it doesn't sell then it doesn't sell. I'm just going to take it as it comes.

You didn't mention that the reason it is huge is because it might be over your property line and the city wants to tear it down. ;) :)

Yes...I changed my password from the default string of numbers the other day. Then I couldn't log on (tried variations as well). I tried to reset my password and never got any of the e-mails.

LOL! It's actually not over the property line anymore. It was moved. And the yard is still HUGE. And beautiful. ;)

You know what was odd to me? The estimated monthly payments! The price looks fairly reasonable for around here, but a house of that same price would have a higher monthly payment than estimated on that site. It must be tax related or something...

Yeah, that's because they ASSUME you're putting 20% down and getting the best rate possible. That's why the estimated monthly payments are low. And it doesn't include taxes or insurance. I can tell you, I don't owe 194,900 on my house and I pay a HELL of a lot more than that estimated monthly payment.

Check it out! The realtor changed the photos and we had a showing today! Yay! I don't think we'll have an offer, but it's nice to know people were interested enough to see the house!

That bothers me, because people might feel they can get more house than they really can afford. I wouldn't be surprised if this is common, given rapid increases in home ownership.
