My finance and I went through the pre-approval process in January and in the beginning of March we started looking at homes with the realtor that worked with my brother.... we looked at probably 20 homes in our price range which was less than 300K but in the Boston area that doesn't buy much more than a fixer-upper for a single family home, and we really didn't want to go the condo route if we could find something with decent proximity to Boston...

Well we finally saw a place that was a cute cape style home with a huge yard and walking distance to the commuter rail...we decided to put in an offer low-balled of course and we found ourselves in a bidding war with another offer. The seller then counter-offered both offers so we counter offered that... but decided that we weren't going to bid over our comfort level, and we had basically thought that our offer won't be accepted and that we shouldn't get hopeful. Well low and behold our offer WAS accepted!

So now we have our inspection on Thursday and that is being done by a family member whose job is to do housing inspections and he isn't charging us (thank goodness)...so we will see what comes up at the inspection...and once we move our money around hopefully we will be able to get the house!!!

Hey, that's great! We just bought a house for 10% off list price plus various accuterments (grill, some furniture, all appliances, mower, etc)--we're in the process of moving in this week. Good luck & hope everything goes well!

Congrats! Its so inspiring to hear about your process because I'm looking for my first home as we speak. It seems like such a daunting task at times but I'm trying to stay focused and not get too frustrated. Thanks for sharing your story!
